🏖 The headline
The house sits at the top of Hardings Beach Road (Harding Shores, South Chatham) — in the middle of a one-mile triangle of Hardings, Ridgevale, and Cockle Cove beaches, all 3–5 minutes away. The Old Colony Rail Trail is half a mile from the door. Downtown Main St is a 10-minute drive.

🎫 Pass strategy (settled)
The Chatham pass is a parking permit, not admission — walking, biking, and drop-offs are always free. Buy one $90 weekly pass for the biggest car at chathamstickers.townhall247.com before arrival; it covers Hardings/Ridgevale/Cockle Cove parking. Everyone else gets dropped at the gatehouse. Effectively unenforced before ~9a / after ~5p ⚠. Street parking near beaches = towed.
The rotation
Hardings 3–4 minneighborhood beach
Our street runs straight to it — the big full-service beach at the end of Hardings Beach Rd. Slightly more wave than the other two; works at any tide. Two lots.
Ridgevale 4 min
Calm Sound water plus Bucks Creek tide pools at mid-to-low tide — warm ankle-deep hermit-crab territory at 2-year-old height. The snack bar makes it the full-day setup. Creek has real current — arm's reach.
Cockle Cove 4–5 mincalmest
The calmest ocean-side beach in Chatham — tiny warm waves, soft sand, the best pick for wave-shy 2-year-olds. Small lot: early or late.
Oyster Pond 8 minFREE
Saltwater pond with zero waves — the classic first-beach for 2-year-olds. Lot fills ~9:30a.
Skaket & the Brewster flats 18–22 minlow tide only
At low tide the bay retreats a mile, leaving warm ankle-deep pools and sandbars — peak toddler magic. Only go in the tide windows below. At high tide there's almost no beach.
Flax Pond, Nickerson 20 min
Warm freshwater kettle pond, gradual sandy entry — the tide-proof, wind-proof backup day.
Lighthouse Beach VIEW ONLY
Never swim here — currents and white sharks. The overlook (30-min parking) is a great seal-spotting stop.
Tide windows (final — NOAA)
What's a "flats window"? On the bay side (Skaket, Brewster) the tide pulls out nearly a mile at low tide, exposing warm ankle-deep tide pools and sandbars — the best toddler beach experience on the Cape. It only exists for ~4 hours around low tide (low ± 2h); at high tide there's barely a beach. Low tide moves ~50 min later each day, so every day has its own window.
Full moon Wed 7/29 → tides build all week to peak springs Fri–Sat (lower lows = more sand). The week splits cleanly: afternoon-flats early week, morning-flats late week.

Cockle Cove / Hardings / Oyster Pond work at ANY tide. Thu–Sat midday highs nearly erase Skaket/Brewster beaches — don't arrive near high. Skaket lows run ~10–25 min after these times; don't get caught out on the flood.
⚾ Cape League baseball
Free (pass the hat — bring cash), blankets on the grass, toddlers roam, berm kids chase foul balls. 7p games end ~9:30 — kids do the first inning, then handoff. Afternoon games at Brewster are the full-family plays.

Arrival day: bridge items only at Chatham Village Market (full-service, 7a–9p). Avoid all supermarkets 10a–4p on changeover Saturday.
All week: top-ups at CVM · produce at the Tue farmers market · fish day-of (before 4p) at Chatham Pier Fish Market or Mac's (5 min) · Marion's Pie Shop 4 min away (closed Mon).

No pediatric urgent care exists on the Cape — for after-hours toddler worry, call your home pediatrician's line first. No 24-hr pharmacy either (Hyannis CVS store open to midnight). Police non-emergency 508-945-1213.
🌊 Water safety
• Lighthouse Beach: never swim — view only.
• Our Sound-side beaches are the safe, warm, small-wave ones; lifeguards 9a–4:30p (none after 4:30).
• Sharks are an Atlantic-side issue, not the Sound — but download the free Sharktivity app;
purple flag = dangerous marine life, out of the water.
• Ridgevale's creek has real current — toddlers within arm's reach.
• Late July = peak greenhead season: worst near marshes on SW winds; DEET doesn't work —
picaridin or light long layers. Jellyfish stings: rinse with SEAwater, not fresh.
🚲 Bikes
The Old Colony Rail Trail is ~½ mile from the house — quiet roads to it, then paved and shaded all the way to Harwich (joins the Cape Cod Rail Trail). Best family ride around; Nickerson State Park + Cliff Pond swim is the big-day version.
Rent delivered, don't shuttle: Chatham Hood Bikes (free Chatham delivery, $135/wk, 508-469-0210) or Dennis Cycle Center (best value: $120/wk bikes, $90/wk toddler trailers, helmets+locks included, 508-398-0011). One double Burley-style trailer covers both kids. Trailers sell out — book now. E-bikes: Class 1 only on the trail; e-bikes can't tow trailers.
